At the end of the tenancy, the apartment must undergo a final deep cleaning before it can be prepared for the next tenant.

Please note that the exact final cleaning cost cannot be known in advance, because it depends on several factors: the size of the apartment, the number of occupants, and above all the conditions in which the apartment is left at check-out.

This is why the final cleaning cost is deducted from the security deposit only after the check-out, once the cleaning company has assessed the work required.

What does the final deep cleaning include?

The final deep cleaning is much more than ordinary cleaning. It is a detailed and thorough cleaning of the whole apartment, including areas that are normally difficult to reach or that require extra time and professional products.

In most cases, the final deep cleaning includes:

– detailed cleaning of the kitchen, including cupboards and drawers inside
– cleaning of appliances
– cleaning of the extractor hood and cooking area
– cleaning and sanitizing of sinks, drains, bathroom fixtures and shower area
– detailed cleaning of windows, frames and surfaces
– deep cleaning of floors, corners, edges and less accessible areas
– washing, transport and ironing of all bed linen and towels, including transport to and from the laundry service

The cleaning company also uses professional products, equipment, labour time and transport services, which all contribute to the final cost.

Average final cleaning costs

Below you can find some average price ranges for apartments that are left in good overall condition. These are only indicative amounts and may vary depending on the actual state of the apartment at check-out.

Apartment type

Average cost
(VAT excluded)

Studio apartment, 1 occupant

around €150

One-bedroom apartment

around €200

Two-bedroom apartment

around €250

Two-bedroom apartment with 3 occupants

around €300

Three-bedroom apartment

around €350

Four-bedroom apartment

around €400

Please note: a 22% VAT must always be added to the above amounts.

These amounts are based on apartments left in reasonably good condition. If the apartment is left in poor condition, with excessive dirt, grease, waste, stains, mould, strong odours, or if extra time is needed to restore it properly, the cost may be higher.

How is the final cleaning cost charged?

The cleaning company issues an invoice for the final cleaning service.

This invoice is made out to the landlord, because the landlord pays the cleaning company directly. The landlord then deducts this amount from the tenant’s security deposit before refunding the remaining balance.

If there are also damages, missing items, unpaid bills, or any other costs to be deducted, those amounts may also be withheld from the deposit, as stated in the rental terms.

Why is the exact amount not fixed in advance?

The final cleaning is not a standard flat fee because each apartment is different, and each tenancy ends with different conditions.

For example, the final cost can change depending on:

– the size of the apartment
– the number of tenants who lived in it
– the amount of linen to be washed and ironed
– how clean or dirty the apartment is when it is returned
– whether extra time or extra work is needed to restore the apartment for the next tenant

For this reason, the average costs above are provided only as a general reference.

A final note

Leaving the apartment clean, tidy and in good condition helps keep the final cleaning cost lower.

The cleaner’s work after check-out is not limited to simple surface cleaning, but includes a full preparation of the apartment for the next tenancy, with detailed cleaning and linen management.

We hope this explanation helps clarify why the final cleaning cost is variable and why it is deducted from the security deposit after check-out.

You should request your Italian Tax Code as soon as you book your apartment in Milan, through the
Italian embassy or consulate in your home country.

Some universities offer assistance, but they often issue only a temporary Tax Code, which is not valid for contract registration.

You can verify whether your CF is valid here:
Check your Tax Code validity

Extra-EU Students (Non-EU)

When you apply for your Permit of Stay (Permesso di Soggiorno), the system may automatically assign a Tax Code.
However, this typically happens after about 30 days — too late for the registration deadline.

Why You Need the Codice Fiscale (Even for Short Stays)

The landlord is legally required to register your rental contract within 30 days of your arrival.
If you do not provide your CF in time:

You will be charged the fine that the landlord would otherwise pay

The contract cannot be registered properly

You lose important legal protection and safety as a tenant

Is It True That the CF Is No Longer Required?

No. Some universities and individuals claim that rental contracts can now be registered without the tenant’s Tax Code.
This is false.

Registering a contract without a CF requires the landlord to follow a complex manual procedure, go personally to the tax office, sign additional documents, wait in line, and repeat the process for every foreign tenant.

No landlords or accountants are willing to do this.

Open Your Windows Even When It’s Raining: A Simple Habit for a Healthier Apartment

When you’re living in Milan—often sharing an apartment, studying long hours, cooking at home, and running between classes—indoor air quality can change faster than you think. Here’s a surprisingly effective habit that helps your comfort, focus, and the condition of the apartment: airing out the rooms even when it’s raining.

Many people assume rainy weather means “keep the windows closed.” In reality, a short window opening during light or moderate rain can help refresh the apartment and reduce the buildup of humidity, smells, and stale air.

Myth: “When it rains, you can’t open the windows”

Rainy days often come with cleaner outdoor air than you’d expect. Rain helps bring dust and particles down, and the air outside can feel fresher. If the apartment has been closed for hours (or all night), indoor air may actually be more “loaded” than the air outside.

That’s why a quick air change—just a few minutes—can make a noticeable difference.

Why this matters in student apartments

In student apartments—especially shared ones—indoor air can get stale quickly because of everyday activities like cooking, showering, studying for hours in the same room, and drying laundry indoors.

When air stays trapped inside, you may notice issues such as lingering smells, stuffiness, higher humidity (which can encourage dampness), and even reduced concentration during study time.

How to do it right (simple and safe)

Choose short openings, more often. A quick air change is usually better than leaving windows open for a long time, especially in colder months.

10–15 minutes is enough. Opening a window in the morning and again in the evening is a great routine for most apartments.

If it’s raining heavily, open slightly. Use a small opening (or a tilt/vasistas position, if available) to let air circulate without letting rain in.

After showers or cooking, ventilate. This is the best moment to reduce humidity and prevent dampness in kitchens and bathrooms.

A quick routine you can follow

If you want something easy to remember, try this: open one or two windows for a short time in the morning, and again in the evening. Add an extra quick opening after cooking or a hot shower. That’s it.

In short

Opening the windows when it rains isn’t a mistake—it can be a smart habit. Even a brief ventilation helps refresh the air, reduce humidity, and keep the apartment more comfortable and healthy. Your future self (and your apartment) will thank you.

Tip from Rental Milan: if you ever notice persistent humidity, condensation on windows, or musty smells, start by improving ventilation. It’s the simplest first step—and often the most effective.

How Heating and Air Conditioning Work in Italy

I’d like to explain how air conditioning and heating are used in Italy, as I understand that it’s quite different from the United States. This also applies to:

Voltage: The amount of energy available in apartments is different.

Energy Costs: Electricity and gas are significantly more expensive here than in the US.

Heating (Winter)

Period: From mid-October to mid-March.

System: Centralized heating powered by a gas boiler that serves the entire building.

Radiators: Heat is provided through radiators in each apartment.

You can adjust the temperature with a dial on the radiator (from 1 to 5). Most people set it to 2.

Heating Hours: The heating system usually runs only from 7 AM to 7 PM.

Thermostat: Some apartments have a thermostat, generally set to 19°C or 20°C. The heating activates only when the indoor temperature falls below this level.

Air Conditioning (Summer)

When to Use: Air conditioning is only used during the summer when temperatures exceed 28°C.

Both the dehumidifier and cooling functions can be used during this period.

No Heating Function: The air conditioner’s heating function cannot be used because heating is provided by the centralized radiators during the winter.

Air Conditioning Usage Guidelines

Turn off when leaving: Air conditioning should not be left on 24/7 and should always be turned off when you leave the apartment.

Windows: Never use the air conditioning with the windows open.

Seasonal Use: Air conditioning should only be used in summer when it’s hot—never while the heating system is active.

Studying abroad in Milan is like living in the center of a European dream. You’ve got fashion, food, nightlife, and culture at your fingertips—but even the most exciting cities can feel a little too much sometimes. Whether you’re in need of fresh air, peace and quiet, or just a new Instagram backdrop (we get it ), you’re in luck.

1. Lake Como:

If you only have one day to escape Milan, Lake Como is the move. Hop on a regional train from Milano Centrale, and in just over an hour, you’ll step into a postcard.

Once you arrive in Como, grab a gelato and stroll the promenade, or—if you’re feeling adventurous—take the funicular up to Brunate for sweeping lake views. Want more? Hop on a ferry to Bellagio, Varenna, or Menaggio, each with its own unique charm.

What to do:

Take a boat across the lake

Snap pics of villas that look straight out of a movie

Chill with locals in quaint piazzas

Pretend you’re George Clooney for the day

Budget tip: Regional trains are cheap, and ferries between towns are affordable with a student card. Bring snacks and water to save!

2. Verona: Romance & Renaissance Vibes

Only about 1 hour 15 minutes by train, Verona is the dreamy, Shakespearean escape you didn’t know you needed. Yes, it’s the home of Romeo and Juliet, but this city is much more than a balcony.

Explore the cobblestone streets, grab an espresso in Piazza delle Erbe, and climb the Torre dei Lamberti for stunning views. And if you’re here during opera season, the ancient Arena di Verona hosts live performances under the stars. Even if opera isn’t your thing, the experience is unforgettable.

Must-dos:

Only 50 minutes from Milan by train, Bergamo is often overlooked—and that’s exactly why you should go. The Città Alta (Upper Town) is perched above the newer city, reached by a charming funicular, and surrounded by medieval walls and stone alleys.

It’s like walking through a fairytale. Spend your day eating rustic pizza, walking the city walls, and taking in sweeping views of the surrounding hills.

Cinque Terre: Colorful Coastline Dreams

Okay, this one’s a longer trip (about 3.5 hours by train), but if you’re willing to wake up early, it’s 100% worth it.

The Cinque Terre is a string of five pastel-painted fishing villages clinging to cliffs above the Mediterranean. Think postcard perfection meets hiking trails, sea breezes, and seafood pasta that will ruin all other pasta for you.

How to do it:

Take a train to La Spezia, then hop the local Cinque Terre Express

Visit all five villages: Monterosso, Vernazza, Corniglia, Manarola, and Riomaggiore

Hike a section of the trail and reward yourself with pesto and beach time

One of the best parts of studying abroad in Milan is that you can hop on a train and, in just a few hours, be in an entirely different world—lakes, mountains, coastlines, castles, and more.

So next time you’re feeling overwhelmed with classes or just need a reset, don’t think twice—escape the city for the day. You’ll come back with fresh energy, a camera roll full of magic, and a deeper love for Italy’s endless beauty.

Welcome to Milan! There’s one thing you’ll quickly realize: you don’t need a car to get around this city. In fact, you’re better off without one. Between the narrow streets, limited parking, and congestion charges, Milan is a city designed for people—not for cars.

Luckily, Milan has one of the best public transportation systems in Italy. At first glance, it can feel a little overwhelming especially when you’re trying to navigate signs in Italian or choose between five different metro lines. But don’t worry. Once you get the hang of it, it’ll feel second nature and maybe even kind of fun!

Let’s break it all down so you can start riding like a local.

Meet ATM (No, Not the Bank Machine )

Milan’s public transportation is operated by ATM — Azienda Trasporti Milanesi. This city-run company manages the metro, buses, trams, and even some suburban railway lines. They’re the backbone of everyday life in Milan, and most locals use some part of this system daily.

While some major European cities rely heavily on buses or trams, Milan’s system is metro-first, and it’s incredibly efficient. Most trains arrive every 2–5 minutes during the day, and the lines are color-coded and numbered, which helps a lot when you’re just starting out.

Here’s a quick guide to the main metro lines:

M1 (Red Line) – Connects key landmarks like Duomo, Cadorna (for the Malpensa Express airport train), and Rho Fiera (where many international events take place).

M2 (Green Line) – Great for reaching universities like Politecnico di Milano (Piola stop) and the Navigli area for nightlife.

M3 (Yellow Line) – A straight shot from the Central Station down to Duomo and the fashion district.

M5 (Purple Line) – The newest and fully automated line, connecting areas like Bicocca University and San Siro Stadium.

Each line has a distinct “personality” and serves a different part of the city, so once you know which one gets you where, your daily commute becomes a breeze.

Tickets, Apps & Validation: What You Need to Know

If you’re used to just tapping a card or using a travel pass back home, Milan’s system might feel a little old-school at first—but it works well once you get used to it.

Here’s how to get started:

Where to Buy Tickets:

Ticket machines at metro stations (language options available)

ATM Milano Official App – Download this ASAP. You can buy tickets, check schedules, and even see delays or disruptions in real time.

Some tabaccherie (tobacco shops) and newsstands also sell physical tickets.

Ticket Options:

Single Ticket (€2.20) – Valid for 90 minutes across metro, buses, and trams.

24h / 3-Day / Weekly Passes – Good if you’re exploring a lot in a short time.

Student Monthly Pass – If you’re staying for more than a month, get this. It’s about €22/month for unlimited travel (vs. €39 for non-students). You’ll need a student ID and passport photo to apply, which you can do online or at ATM Point counters in major stations like Duomo or Centrale.

IMPORTANT: Validate your ticket!

This is not optional. There are yellow or green machines on trams and buses, and turnstiles at metro stations. Even digital tickets need to be activated before your ride. Random inspections happen often, and fines start around €100.

Trams: Milan’s Most Charming Ride

If you want to feel like you’re in an old Italian film, hop on a tram. Especially the vintage Carrelli trams (like Tram 1 or 19) with their wooden seats and squeaky brakes. They’re not the fastest, but they offer beautiful street-level views and a calm, slow ride through charming neighborhoods like Brera, Porta Venezia, and Magenta.

Trams are ideal for:

Romantic rides through the city

Shopping days when you don’t want to walk too far

Exploring hidden areas like Giardini Pubblici or Arco della Pace

Just keep in mind that trams can get crowded, especially during peak hours, and they’re not always the most punctual. But they are a big part of Milanese daily life—and a great way to see the city.

Buses: Useful, but Be Patient

Buses fill in the gaps where metro and tram lines don’t reach. You’ll find routes running to suburban neighborhoods, hospitals, campuses, and late-night areas where metros stop running (usually around midnight).

The downside? Traffic. Especially during rush hour, buses can get delayed. But they’re still a solid option when the metro is too far, or when you’re heading somewhere specific, like IKEA, or student housing outside the center.

Pro Tip: Use the Moovit app (popular in Italy) or Google Maps with real-time transport enabled to find your best bus or tram route.

Getting to the Airports

Milan has three main airports:

Malpensa (MXP) – Farther out, but easy to reach via Malpensa Express from Cadorna or Centrale.

Linate (LIN) – Closest to the city, and now connected to the M4 Blue metro line—a total game-changer!

Orio al Serio (BGY) – Near Bergamo, often used by budget airlines. Reachable by shuttle buses from Centrale.

Plan ahead, especially for early flights, and give yourself time—especially if you’re relying on public transport to get to Malpensa or Orio.

Learning Through Mistakes (And Gestures)

Let’s be honest—you will get lost at least once. Maybe you’ll take the metro in the wrong direction, or you’ll hop on a tram thinking it’s faster than it is. Don’t sweat it. This is how you learn, and most locals are incredibly kind when they see someone trying.

I still remember missing my stop on the green line one morning, totally confused, and an older Italian man tried to help me using about three English words and a lot of hand gestures. We both laughed—and I eventually got where I needed to go. These moments are part of the magic of living abroad.

Final Advice for International Students

Practice route planning early—especially for getting to campus

Avoid peak times (8–9 AM and 6–7 PM) if possible

Keep your phone charged if using digital tickets

Carry a backup paper ticket—just in case

Learn phrases like “Dove si trova la fermata del tram?” (Where is the tram stop?)

Apply for your student pass ASAP after arrival

Wrap-Up: Why Public Transport Is Your Key to Milan

Using Milan’s public transport isn’t just about convenience—it’s a gateway to living more freely in the city. It gives you the independence to explore every corner of Milan: from the Duomo to hidden courtyards, from student hangouts in Isola to fashion streets in Montenapoleone.

So don’t be afraid to jump in. Grab your ticket, hop on that metro or tram, and embrace the ride. Milan is waiting for you—one stop at a time.

If you’re considering renting an apartment in Milan for your studies, you might have some questions.

The mother of a student, who is interested in booking one of the apartments near Bocconi ( Sergio Apartment ) asked me a few questions.
I believe these could be helpful for anyone considering renting one of my apartments

Is it safe to live on the raised ground floor? Can windows be opened without concern?

Absolutely! Living on the raised ground floor is safe, and you can open the windows without any issues. We’ve always rented to both male and female students, and there have never been any problems.

Is there a lot of traffic at night on the street in front of the apartment? Or is it quiet?

No, it’s quiet at night. During the day, there are a few cars and students walking on the sidewalk, as it’s right in front of the university.

Is there a doorman in the building?

Yes, there is.

Do mostly students live in the building?

In the building, mostly families live, including the owner’s family. The apartment on the second floor also belongs to the same owner and is where he used to live as a child with his whole family. Now, this apartment is rented to Bocconi students; it has three bedrooms, and it is this one:

SDA-Bocconi Apartment

Is the apartment cleaned weekly?

The cleaning service included in the price is once a month. You can agree directly with my cleaning agency for additional services.

Would it be possible to add an armchair to the bedroom with the extra bed?

Yes, you can buy an armchair. However, since no one has ever requested it before, the owner will not pay for it, so it will have to be at your own expense.

Do you provide sheets, comforter/blanket, pillows, and towels?

There will be a complete set for each bed.

Is there a dryer to dry clothes after washing?

In Milan, dryers are unfortunately still not very common, and we usually dry clothes on a drying rack, hanging them with clothespins. Drying racks and clothespins are provided.

Is there an internet connection in the apartment?

Yes, there is in all the apartments.

Is there air conditioning and heating in the apartment, in all rooms?

Air conditioning is also not very common in Milan, and this apartment does not have it.

There is heating, which is centralized. This means that the building’s boiler operates during the periods of the year established by Italian law, usually from October to April, and the heating comes from radiators.

Also, how does the rental process work?

I’ll send you an email with the payment details to rent the “Sergio” apartment for 12 months.

Would I or my son sign the lease? (We are from the US.)

Your son, and the contract will be in the name of both of the renters.

What paperwork is needed?

Once you make the payment as booking confirmation to RentalMilan.com, you should fill this form with your son’s details:

Booking Information Form

No problem if you don’t have the Italian tax code (CF) or the flight details yet.

Would we sign the lease directly with you?

The lease contract will be between the renters and the owner. You’ll pay the monthly rent to the owner.

From RentalMilan, you’ll receive a booking confirmation with my signature, including all the details about the apartment and the payments, in addition to the invoice, once you make the payment as booking confirmation.

Are you the owner?

I’m not the owner; I’m the manager of RentalMilan, the agency that manages the rents of this apartment. I’ll always be the intermediary between you and the owner; you don’t need to talk to or meet him. Here’s how you can easily complete and sign your contract in just a few steps.

1. Fill in the Contract Digitally

Most rental agreements are in PDF format, and many are editable. If the file isn’t editable, you can convert it using free online tools like Smallpdf, PDFescape, or Adobe Acrobat Reader. Open the file on your computer, tablet, or phone and type in the required details.

2. Sign the Contract Electronically

No need to print! You can sign the PDF directly using:

Adobe Acrobat Reader: It has a built-in signature tool.

Docusign or HelloSign: Simple online tools accepted legally.

Mac Preview: If you have a Mac, you can sign with the trackpad.

Alternatively, you can write your signature on paper, take a photo, and insert it into the PDF as an image.

3. Save the Signed Document as a PDF

If you filled out and signed the document in Word or another format, simply choose “Save as PDF” before sending it. If you signed on paper and took a photo, use apps like CamScanner or Adobe Scan to create a clean, professional PDF.

4. Send the Signed Contract

Once your contract is complete, send it back via email or file-sharing services like Google Drive, Dropbox, or WeTransfer.
